RE: LEASE AGREEMENT & BUILDING DEFECTS — JOHAN VAN HASSELTWEG 54

Dear Sir or Madam,

We are writing to you regarding the lease agreement for the ground floor and first floor premises at Johan van Hasseltweg 54, Amsterdam, under which we operate as KHAYBAR.

I. Lease Entity Status

The current rent agreement is registered in the name of Aaya Nour B.V., an entity that has since been liquidated and dissolved. We respectfully request your cooperation in transferring the lease agreement to the current operating entity, so that the tenancy may continue on a proper and lawful basis. We are prepared to provide all necessary documentation and to sign an amended agreement at your earliest convenience.

II. Known Building Defects

We bring to your attention the following structural defects at the premises, which remain unaddressed and which require your urgent action as property owner:

  • Outdated electrical meter — the current installation does not meet present safety standards and poses a risk to both the premises and its occupants.
  • Roof leaks — water ingress has been observed and continues to cause damage to the interior. This requires professional inspection and repair.
  • Staircase safety issues — the staircase presents safety concerns that must be addressed to ensure the well-being of all who use the building.

III. Our Commitment

We are committed to this location. We have invested in the space and intend to continue operating here for the long term. However, the defects listed above are the responsibility of the property owner under the terms of the lease and under Dutch tenancy law. We kindly request that you arrange for inspection and remediation of these issues without further delay.

IV. Request for Response

We kindly request a written response within fourteen (14) days of the date of this letter, confirming:

  1. Your willingness to transfer the lease to the current operating entity; and
  2. A timeline for the inspection and repair of the defects listed above.

Should we not receive a response within this period, we reserve the right to pursue further steps, including but not limited to formal notification through the Huurcommissie (Rent Tribunal) and the gemeente (municipality), to ensure the safety and legality of the premises.

We prefer to resolve this matter in good faith and in direct communication with you. We look forward to your response.
