Not an invitation to accept or decline a space — a continuation of the Divine plan already in motion. The question before us is not "if", but in what manner the agreement with the renting party is established.

The first 1 — the Salon itself
A single, standing reality: warm, feminine, soft-edged — deliberately the opposite of the roastery's sharp industrial lines. One room, one purpose, one welcome.
The second 1 — the reality that inspires it
Not the Salon's own idea, but the origin it points back to — the single source that gives the Salon its reason to exist. The Salon is a reflection, not the origin.
The 0 — the position we operate from
Not ownership, not ego, not claiming the ground. Zero — emptied of "I," standing only as a vessel through which the two 1's meet. This is also the humility with which we hold the building owner's own responsibilities: we arrive not as demanding tenants, but as servants at zero.
THE CONVERSATION WITH MARCO
Marco's position
Owner of both 110 and 112 (112 now let to a beauty salon, previously his own coffee spot until the pandemic in 2020). Genuinely drawn to the breakfast idea and the 7-Shakshukas — insists the operation stays a morning reality, not an evening one.
His ask
€1,500 rent for the ground floor (60m²) + €250 utilities — or leaves the structure up to us. For comparison: our current building (ground + first floor, 120m², excl. tax) costs €2,000.
Marco's own reflection
He shared that in the past he was "too kind and less business" — and has since learned to hold his position more firmly.
Our response
We come from strong business and are learning more humanity — meeting him in the middle. The first 12 months are counted honestly, not as a taking of his rights. We do not have start capital or financing ability; the willingness must be a two-way street. The business terms stay sound, and the first year is run transparently.

Brewed with fresh Dutch farm milk — the local ground the Salon stands on.

True Afghan bread from the clay oven — baked from the outside, as the egg is cracked from within.

Rent & Terms
A rent structure that reflects the honest current reality — modest, reviewable, and tied to how the Salon actually performs in its first months, not a fixed assumption of success.
Timeline
A phased opening: begin small with what is already in hand, scale as revenue and pipeline partnerships (uniform platform, roastery machinery) come online.
Responsibilities
KHAYBAR carries the daily operation, sourcing, and service standard. The owner provides the space and its condition as agreed. Maintenance and shared costs to be defined plainly before opening.
Exit & Flexibility
If either party finds the terms no longer workable, an honest, no-debt exit is agreed in advance — no party is bound beyond what was mutually promised.
